Mold Remediation · Florida MRSR5149
Mold gets contained. The cause gets fixed.
The proof gets written down.

Our process
- 01
Receive the protocol
A Florida-licensed Mold Assessor (MRSA) writes the protocol. That's the document we work from. We're not allowed to write it ourselves on a property where we'll remediate, and that's deliberate.
- 02
Set containment
Plastic walls. Negative air. HEPA filtration. Decon chamber where the protocol calls for it. We isolate the work area from the rest of your property before anything else.
- 03
Remove the source
Affected drywall, baseboards, insulation, carpet pad — whatever the protocol specifies — comes out and gets bagged for disposal.
- 04
Clean to spec
Surface cleaning, HEPA vacuuming, anti-microbial where called for. Every action documented.
- 05
Verify independently
A different licensed Mold Assessor — not the one who wrote the protocol, not us — performs the Post-Remediation Verification. If they pass it, the area's clear. If they don't, we go back in.
/03
Why this matters
The separation is your protection
Florida law (§468.8419) requires the assessor and the remediator be different people on the same property within 12 months. Two sets of eyes, no shared incentive — that's the system working as designed.
License MRSR5149 lives on this job
Mold remediation is performed under Julio Sanchez's personal Florida MRSR license. License number visible on every report, vehicle, and uniform. Verifiable at MyFloridaLicense.com.
Re-work at our cost if it doesn't pass
If the independent Post-Remediation Verification doesn't pass, we go back in until it does. No second invoice for fixing what wasn't done right the first time.

Common questions about this service
/05
The other two services we perform
We do exactly three. No fire, no reconstruction. The other two, in case you came to the wrong page first.
Water Mitigation
Emergency water extraction, structural drying, containment, and moisture mapping. Cat 1, 2, and 3 losses handled per ANSI/IICRC S500-2021 procedures.
Mold Assessment
Pre-remediation scoping and protocol writing, post-remediation verification, air and surface sampling, written assessment reports. Performed under Florida license MRSA5179.
Storm Damage Restoration
Emergency board-up, tarp-up, and water extraction after a storm — plus the documentation your claim needs. We stabilize and dry; we refer the rebuild to a licensed contractor.
