Our process
- 01
Walk and document
Inspection of the property with moisture meter, IR camera, and visual survey. We identify affected areas, suspected sources, and conditions.
- 02
Sample where indicated
Air samples — indoor and outdoor control. Surface samples where visual evidence warrants them. Labeled, chain-of-custody, sent to the accredited lab.
- 03
Interpret the lab results
Report comes back in 2 to 5 business days. Spore counts, species identification, comparison to outdoor baseline. We don't process samples in-house — that would be a conflict.
- 04
Write the protocol or the PRV
Pre-remediation: scope of work, containment level, removal extent, anti-microbial guidance, target end conditions. Post-remediation verification: pass or fail against the original protocol.

Why this matters
We assess. We don't remediate the same property.
Florida law (§468.8419) prohibits the same firm or individual from doing both within 12 months. We follow the law because the separation is what gives an assessment any weight at all.
License MRSA5179 on every report
Assessment work is performed under Julio Sanchez's personal Florida MRSA license. License number on every report and verifiable at MyFloridaLicense.com.
Lab analysis is pass-through, not marked up
We don't pad the lab fees. You see what the lab charged. Honest pricing on the part of the job we don't control.

Common questions about this service

The other two services we perform
We do exactly three. No fire, no reconstruction. The other two, in case you came to the wrong page first.
Water Mitigation
Emergency water extraction, structural drying, containment, and moisture mapping. Cat 1, 2, and 3 losses handled per ANSI/IICRC S500-2021 procedures.
Mold Remediation
Source removal, containment with HEPA filtration and negative pressure, surface cleaning per protocol. Performed under Florida license MRSR5149.
Storm Damage Restoration
Emergency board-up, tarp-up, and water extraction after a storm — plus the documentation your claim needs. We stabilize and dry; we refer the rebuild to a licensed contractor.
